I decided to sell my house in the Bay Area and move permanently to my home in Calistoga. My wife and I used the services of Denise Laugesen to sell our house in Hillsborough in July 2012. We are typically ‘hands on’ people and really felt that we knew how to position a house for market. This turned out to be quite naive. With all of the disclosures and liabilities that are required now, selling a $4M house requires a business plan that includes careful consideration of timing, execution and superb negotiation skills. Denise provided all of these flawlessly.Denise took charge of everything. She first convinced us to stage the house, which turned out to be an important factor in the successful sale of the house. She has at her disposal an army of networks from handymen to plumbers, sewer inspectors, roofers, and other tradesmen that came in and got the house under control within days without us even having to call anyone.Drapes got taken down, floors refinished, interior and exterior painting, sewer, roof, building inspections, decks prepared, heaters checked, pool inspected and repaired, she even took charge of the landscaping and watering schedule! Denise suggested to price the house quite aggressively on the high end (at least that is what we and some other realtors in Hillsborough thought). We debated and looked at the data; in the end we deferred to her professional expertise when choosing a final price for the house.
After we listed, we went on vacation for two weeks to let Denise work her magic. She in fact had a bidding war ignited within a few days. Within two weeks we had 4 offers, all at or over the asking price; in fact one was $400K over the asking price. She carefully qualified all of the bidders. The final bid that we accepted was well over asking and closed in two weeks without any contingencies in the offer. Denise had negotiated this entire offer even before she presented it to us! We happened to be unreachable on vacation during this 2 week negotiation process, and just came back totally shocked and thrilled at what she had accomplished. All we had to do is sign. Denise and Cortney Laugesen provided solid, courteous, politic, and professional services in the marketing and sale of our home at 701 Burlingame Avenue, Burlingame, CA.
They showed a deep understanding of current marketplace, and determined a likely sales price for the home, which was prophetic relative to our more optimistic initial market price; our final sales price was very close to their early predictions. They also suggested key improvements to help the home sell in this challenging market, which we followed. An impressive level of early market interest developed as a result of these improvements my co-owner brother and I made in March and April of 2009. They also proved a contractor list very helpful in making these improvements and repairs.
